Analysis of Bahria Orhcard Lahore in 2016

Good Day Readers,

I Hope you all will be fine. Bahria orchard had gain a tremendous increase in past few months as rates increase more than double. Even rates in all the societies, on Raiwind road or near to Raiwind road rates are doubled. I am here to analyse the situation of Bahria orchard in 2016. Why all this happened? As in 2015, nobody was expecting that bahria orchard rates will increase that much. In my perspective, I always thought bahria orchard will take time till 2017 at-least, to double the rates, but it happened in this year. The main reasons are:

This is the area where our current PM & CM reside, that’s why this area is under little more consideration. Firstly, Raiwind road is given the status of super highway, and will be expanded up-to 220 ft road till Raiwind city. At the moment you will feel that the flow of traffic is very smooth that before. Secondly, newly constructed road connecting Ferozepur road from Ada plot Raiwind road, flyover is constructed at Kahna railway line, making an ease to travel between Ferozepur road and Raiwind.

08 Marla rates in December 2015: 28 lac to 38 lac max
Now rate is 45 – 65

05 Marla rate in December: 15 – 28 lac
Now rate is 35 lac to 50 lac

Bahria town under construction office is completed now and will start its operation in new office in C block on 16 May 2016. Also possession is provided in G, J and H blocks, for developed plots. After shifting of office and possession more activity will be started. As per expectation, in year or so Bahria orchard rates will almost match the rates of Bahria town and you will surely find lot of under construction houses in different blocks of phase.

    Thanks for the valuable analysis.

    Please advise what is the best investment option (up to 50 lacs) in Bahria Orchard. I would like to invest in an on-ground plot.

    Secondly, I hold a non-balloted file of Awami Villas that I purchased last year at 17 and now it has value of 22 lacs. Should I sell it or hold it for some more time?

        I havent had warts in almost 6 months but I did get a pap test about 4 months ago and I came back negative for hpv. Does that mean its totally out of my system?? because I&7;81#2m worried about spreading it.

      As per my last visit development was started in that area but didn’t focus on it lately. I was focusing on Bahria orchard from past few months.

    Moazam sb ab app k blog mn logon ka interest kafi kam ho gaya h and one of the major reason is you didnt updated people in last 6 months what was happening in main bahria. From protests till meeting with MR nothing updated on ur website.

    On Tuesday12 July 2016 , effectees of sector F Aziz Bhatti block and Tariq Bin Ziad block held forceful protest and stopped the transfer. They stayed in orchard office till 7:30 pm and threatened the management that they will not let them do any transfer next day. So Malik Riaz talked to the protestors through video links the same day. Physically present members at that time were allotted on ground plots in Talha block. I’ve come to know through sources that Malik Riaz will be in Lahore on 20th or 22nd July 2016. You should all be ready to reach orchard office for meeting or protest whenever core committee calls . If Malik Riaz promises to allot on ground plots in golf in near future , only those members will be entertained who are physically present in allh protests or meetings.

      Few days back, i had visited the bahria head office in bahria orchard Raiwind lahore. I asked about possession then respective person told me to apply for possession even plot is off ground. In this way, off ground plots will come in notice of them.

      It makes sense to me. If you have any off ground plot then please visit bahria head office at orchard and apply for possession. Do not forget to take Transfer letter and your CNIC.
