    Dear all
    Please let me know if it is worth depositing installments for bahria karachi?i have a 125sq-yards file(old booking) and its 4 installments are paid till now.i bought it at peak price in november last year. Can experts see any jump in prices after ballot on 30th june?

    I cannot understand How Bahria operates, for example in bahria lahore…more u pay installments more your file is in minus, however sumone who has paid downpayment only, he can easily sell it on profit.so i am confused what to do.some dealers telling me there wont be any difference after ballot and encouraging me not to pay 5th installment for upcoming balloting.

    Early reply from property gurus will be highly appreciated, as you know i only have 2 days to decide.

      Well dear baloch, i recommend you submit your instalment, Actually in Karachi Bahria town is strictly getting instalments because people live in Karachi are submitting instalments timely so bahria wont give you relaxation as we have seen in Lahore projects. Now in Karachi up-to-date file will have high rate .

    Your concern is absolutely valid and I am writing my views not as an expert or guru but my since suggestion is to pay 5th installment and avail chance of balloting. Apart from it you don’t have any other option because there are no down paid files in the market and two/three paid also facing danger of cancellation on 20th June.

    you may have the current and updated news on above.

    if someone have not paid any installment on Golf files except the premium and down payment, where he stands? he should go for installment payment or just wait and see for the project future?

    @E.A Sector F on ground plots very good future coz many things there, cinema, food court, big mosque and 5 houses started and 10 more mapsapproved. Bahria greens = no future.     Lahore Ring Road issue and Bahria Staff / Dealers

    Bahria officials and dealers used to say that Malik Riaz has contacts and he will never let the LRR pass through proposed route.

    Actually, it was a plan of Bahria High level Management that as much as members let start construction on the route so that a pressure for change of route could be built on authorities if some opportunity comes.

    Now when every thing is clear now even then the officials and dealers starting claiming that nothing will happen as Malik Riaz is a big gun. They are issuing and approving maps for the houses on LRR route. If someone talks them seriously and with facts and figures then they change their tone and claim that Malik Riaz will compensate the house / plot owners.
    What will be the formula and system in compensation, they have no answer to it and will refer to some one else.

    In short, as per policy, Bahria Town does not keep its members, officials and dealers in confidence. What ever the plan regarding Lahore Ring Road they have, only the high level management is aware of it. These directors, town planners, and the most important dealers have no information at all.     @Hafiz Sajad: We did not see any announcement/news of sector-F possession. Someone advise here that it is getting delayed because of BTK project and sector-F possession is expected by End of this year.

    Thanks Hafiz sb for the reply. Yes i will wait and see where bahria will allot sector F remaining files as all dues payed. My only concern is it will bad if bahria put remaining sector F fully paid files near bahria orchard. Well lets see what happens. I talked to one person in Alflah building they are saying hopefully balloting will be done after Eid.

      Files transactions are highly manipulated by property dealers. Now it’s hard to bring profit in those files. So market is silent…
