Hello, hope you people are doing great, Well we have seen tremendous growth in Bahria orchard last year till ramazan, After tax imposed by Govt the market went down. Now market is settled and start creeping back upward. we always want to buy plots / investments when they are most attractive, the best investments are usually the ones covered in dirt.
What Happened Last year
Let me give you an example to make you understand i.e The value of 5 marla plots were in phase 2 (20 to 28 lac) by jan 16 and after dramatically appreciation of prices went 35 to 48 by Sep’2016 similarly growth in other categories. After then market started towards downward due to taxes & moreover Govt given authorities to FBR to ask the resource of investments. Current & Future Market of Phase 4
Bahria has recently given a new deal month ago that is Bahria Orchard Phase 4 which attract dealers for trading and investors too due to launching price. The major attraction in Bahria Orchard phase 4 is price especially in 1 kanal category launch @ 8.1 millions with limited options at prime location. Due to these good feature 1 kanal is at own/profit since map revealed. Currently the price of 1 kanal is 325,000 to 350,000 own/profit and will further go up. Another important fact the existing price of 1 kanal developed plot in Bahria Orchard not less than 11 million that means there is difference of 3 millions so this equation shows 1 kanal has much potential to go up shortly. Moreover Phase 4 will get ballot after 1st instalment instead of 3rd instalment according to Mr. Shahid Qureshi that is recent development in bahria orchard phase 4 which is good sign. If we look on 10 Marla plots quantity is big in number so it’s really tough to bring up the rates in that category before ballot. Currently 10 marla orchard phase 4 file available at the price 200,000 (minus).
Why again investment
Now the current market is positive after a long recession of 6 to 8 months. Realtors & investors were highly disappointed in recent recession and many realtors left their offices or switched into small lower rent offices.
In my opinion it is again purchasing time in developed area because the market price is at bottom and from here it will go definitely upward. As we know the possession has been given in entire phase 2 and constructions of few houses already started as well so builders and genuine clients will also go for it. Secondly Ring Road will functional by August 17 which is hardly 4 km away from Bahria Orchard this factor will must play positive role.
I recommend those purchased plots at high prices in boom period last year should hold it for several months and those looking for investment so it is best time to purchase / investment you will see good price appreciation in coming months.
