Hello, valuable readers of Bahria Town, we are seeing fazaia housing scheme forms trading all over from last five days, I have written three and four articles on it though I am not interested in this scheme but just written my views for website and after seeing people interest.
Well, we are experiencing very nominal trading after announcement of restoration. From last two weeks blocked filer holders were quiet busy to submit their pending dues to avoid cancellation. Now currently the top hit trading project in Bahria Town Karachi is 500 square yard bahria golf city, as project Golf city is also current trading in minus 400,000 to 500,000 from last two weeks. Most of investors purchased at the price of in profit/Onn between 200,000 to 500,000.I have mentioned in my previous post why Bahria Town Karachi is down and here I am not discussing it.
The news is bahria town arranging a spring family festival which will start on 20th march and end on 23rd march. So I suggest that those who invest in Bahria Town Karachi and living in Karachi should go there and must attend it. Famous singer ( Atif aslam , Ali azmat, Rahet fateh ali khan ) will join this spring family festival and there will more fun there.
The major news is bahria town will do balloting of Bahria golf city during this family festival. So this is interesting news so many markets will go up after ballot or these Bahria Golf city files will move toward more minus. It will totally depend upon the map of Bahria Golf city. If people perceive the map positively than market will go up and if perception will go in negative way then it may go in more minus. As I heard the location of Bahria Golf City will come backside of the Ali block, So if this is confirm so people already taking this map negative. Because it has already happened in Bahria hight ( two bed apartment) right before inauguration day were trading in 10 lac plus, but after disclose of location two bed apartment were moving toward low and settled between minus 1 lac to3 lac onn due to people percieved location of Bahria two bed apartment in negative way. Similarly it happened in Lahore Civic commercial consider as one of that project where people have lost millions of rupees, before balloting civic commercial files traded in level or minus 2 lac but right after balloting civic commercial will move in terribly minus and still in minus. So this is point to understand here.
Well, bahria town market will give you chance for those invested in Bahria Golf city for short term purpose, I suggest whenever market will go up , they should sale their files, because there will be lot of session till development is complete. I hope you get my point that i am trying to make you understand.

Usman, I am from Karachi and I have invested in BTK but after news from bahria Lahore it is very disappointing regarding new schemes in Lahore are floped.
Somewhere on Facebook I read over selling of Civic Commercial file which resulted this project negative. Do you think it is due to location ?? Mentioning of repeated maps change. Issuance of fake notices by bahria and then video released. All this stuff is available on internet and social media. Then after this case Bahria Greens project is also bringing very bad name to bahria. I just check one of my cousin lahore . He verified from market that bahria is being abused and did some kind of fraud with Bahria Greens investors in Lahore.
Third Sector F same kind new being heard that bahria did not ballot since 2012. Some says bahria is no way to give plots and doing fraud.
After hearing such scams and verified my cousin from lahore , I am hesitating to keep my investment in Bahria Town Karachi on the other hand people says it is first project of bahria it will be successful but who will guarantee he will not do fraud with people as bahria did in Lahore. As you know Karachi political situation which may directly hit bahria town Karachi. Although I have purchased 125 and 250 sq yard plots on high rates for long term and now final thinking after hearing all that I should sale my files and exit from Bahria at this stage rather saying after 2 or 3 years Bahria is fraud what I feel bahria will double play in the end.
Dear Abid I am not agree with you, it is just delay not fraud, bahria town is continue trying to sort out these issues, Bahria town handed over to their customer more than 70 % in Islamabad and Lahore, well these issue will sort out soon, the question you have raise about BAHRIA town karachi may be effected due to political scenario, but i assure you bahria town is not a scam or some thing like that, i am not saying it for i am the realtor of bahria town i am telling you neutral what we have seen from last five years, There are so many renown housing societies not even announce the location of their project , DHA CITY lAHORE is one of the big example, All instalments have been paid two years ago but yet to announce location of this project.

Usman lagta ha ap bhool gaye ho. Logon nay 20 Lakh (2 Million) own pay bhi Civic Commercial ki buying ki thi due to trust on bahira. It is not about location.
Bahria nay logon ko mamu banaya ha. loog awain he nahi Lahore main suicide kar rahay.
Malik Riaz aur Bahria pay koi trust nai karta prices is leya kam hain.

Dear Rashid 2 million was onn created by market not Malik Riaz , as we know the project in minus , bahria town given offer of emerging and not even demanding installment, and also given merging offer for bahria greens. these steps show their intention , i agree after sector-F bahria town image diluted some how but my intrinsic feeling these all issues will sort out this year trust me.

Pahlay Lahore main thori loot maar ki thi. Pahlay Lahore ki market tu stable kar laita jan kay logon kay passay zaya karwaye gaye and malik riaz is culprit.
aur who notice kis nay issue karway tha jo bahria ka banda market main distribute kartay pakra gaya. phir video bhi release hui. next day bahria nay aik aur notice distribute keya jis main project ki tareefan ki gaye.
Agar itna he honest tha malik riaz tu phir merging ki kya zaroorat pari is sat pata chalta ha Malik Riaz aur Bahria Town brabar kay shareek hain is jurm main.
loog 3 4 saal say kharab ho rahay hain. Lahore main har society appreciate ho rahi bahria kay ilawa due to these frauds.

Since Bahria had extend file restoration date till 17th March but No overwhelming response observed to deposit and clear outstanding dues by people particularly for down paid files due to absolute slow down of BTK market. What is your estimate regarding block files those are still in market.
Secondly no new rate established for up to date files and investors are not interested furthermore in the project. How do you see the situation ahead. Please comment
usman when will BTK project complete?? coz i purchased 250 yard plot in BTK and decided to move my family after complete my installment and build a house…plz guide me when will this project complete…? and this is the right idea to move in to bahria or not??

it will take atleast three to four years to shift over there. For living this is the best society in Pakistan by giving you best landscape, and facilities .

After passing file restoration’ it worry that Bahria is still accomodating to its dealers under the table. Not Know how long this process will continue. In any case this is unfair policy and serious question mark causing to loose credibility

Neither balloting nor map it looks after collection of instalments’ surcharge and additional fine amount bahria now will take long sleep like Lahore projects. BTK is going to be worry news for investors.

Sine there is completely slowdown of BTK market and as a matter of fact the prices have not been appreciated even one single inch since the time project is being launched. For Example at launch time, average buying rate of 125 SY was Rs. 300,000 (Token + Registration). At the moment prices are low somewhere around (Rs.160 – 190) for down paid file eventually holding is earning concept is totally failed here and investors faced heavy loss on highly cheap investment option of 125 SY residential plot.
Do you not feel that refund was a better option rather concerning with file cancellation and restoration.
After depositing instalment and clearing pending dues nothing came into hand of investors rather to indulge more investment in it.
In Comparison with other societies, yes small but solid profit added value to overall investment.
Despite paying all instalments and heavy restoration charges and surcharge investors facing huge loss as prices are as much low as dead level. Bahria good will is over and now they are not interested to deliver.
