Hello, readers hope your are doing great. Well, numerous blocked files of Bahria town Karachi are for sale after announcement of restoration on 27th Feb 2013,
After the effort of bahria town dealers association especially in Lahore, Bahria town has been given the chance to restore their files. I have mentioned procedure & fees in last article so there id no need to discuss it again.
Bahria town is always in a winning situation , now they will get millions of amount through restoration, they set restoration fee structure according to market values of files, as we know 5 marla has the worse price and 10 marla , 1 kanal are slightly better so they given the opportunity for restoration even in down paid files .As we know homes, apartments and commercial still have very good price as these all are in double price to their down payment, so here Bahria town announced they will restore only one paid after paying heavy restoration fee not down paid. Here Bahria is getting the benefit , because they know the exact quantity of down paid & 1 paid. According to my sources more than 70% homes, apartment & commercial are down paid. So they are more worried about of heavy loss. I think bahria town should give chance of down payment of apartment , home &’commercial too.
Now the market scenario of residential files is negative due to selling , because investors purchased numbers of files which were aimed for trading purpose not to mature. Now they are in a very stiff position, rates of blocked files are terribly low and most of file holders donot have the resources/money to pay installment , restoration fee for unblock their files. So there is no option left for these type of file holders except heavy loss.
Why Bahria town is restoring down paid residential files and not apartment , homes & commercial?
As i mentioned above fee structure settled by seeing the market value.
Now the current value of 5 marla file is 130k to 140k, if Bahria will pay you back after deduction that will be about 120 k so there is almost no difference. Bahria town wants these files to be restored. Commercial current value of 125 sq yard old commercial is 45 lac to 48 ( don’t forget this is lowest , from here it will never go more down) and bahria town will refund you against this commercial is about 20 lac. Which is also the case for apartments and homes, that’s why Bahria town are not restoring these projects .
So more worries for those having paid files of these projects. Well bahria town must give chance to down paid files of apartment , commercial homes because they are willing to pay all pending due with penalty. Malik riaz must consider it and save the hard earned money of investors who believed in Bahria Town.

hahaha.The looter loted majority of people in Lahore Bahria Greens, Civic Commercial and Sec F. What matters if he looted their. I think he must not restore these files.
At least world should know the biggest fraud in the history of real estate Malik done in Lahore. Where is Bahria Greens ?? Is it on MOON or Mars?

Usman, May be you are not well aware about BTL. In project What about Civic Commercial? You forgot how he looted people in Civic Commercial Plot. He is still looting in Lahore. For 100 plots 1000 files.
He is doing the same with Karachi to trap innocent investors.He will loot in Karachi as well.
haroon arshad i m very well aware i am agree with you in some extend not completely, if civic comm in minus n greens bahria dont demand any installment , if we compare dha city installment has been completed couple of years ago but yet to announce location only, Civic comm emerged option given by bahria town sector-F files installments are not not demanding by bahria town. well trust me these all lahore issues will resolve in this year
What about sector ”F” BTL?

Malik Riaz is sophisticated robber dacoit. He looted people the way so he can not be claimed.

Please advice if I buy 5 marla file now, pay all installments on time and retain it till it matures, should I buy it? will the file be converted into a plot as well? If its not converted into plot, will I get a complete refund or will there be deductions? when will it get mature enough to sell for profit? what is your guess of its market value on its maturity? Need ur urgent reply please.
what is future of 10 marla full paid files of Sector F, BTL as no ballot date announced yet?
What is expected rate of upto date paid 125 sq yard residential plots of BTK after 06 months/ 01 year?
Brother…future is dark. Bahria is no more interested in delivering new projects. they are after money only. and want to extract more from the pockets of people before Malik Riaz and family escape to Dubai.invest in only on ground ready for posession plots. those will be taken over by DHA or anyother real estate group after MAlik Riaz escapes.
