Future of Sector F, Bahria town Lahore.

This article is the series of analysis of Bahria Town. However this time I am going to discuss the future of ground area of sector F and not allotted files. This information is totally based on personal experiences, by interviewing local people living in this area, or information received from bahria town Lahore.

Since the last 1 year, investors has suffered a lot in sector F, Bahria town Lahore. They lost their patience and start abusing Bahria town, and they were right, Bahria town has not delivered as per promise, as they were doing in their previous projects. But these days are going to be over very soon. Bahria town is going to start development very soon.
Mr. Shahid Qureshi (Country Head – Bahria town Lahore) on gathering with Realtor announced “It is just a speculation that bahria town didn’t occupy land for sector F. We have enough land to start developing sector F, and all the non allocation files will be allocated very soon”. He further said, that few people thinks, that we are care free and left sector F unattended, Very soon you will gain double profit from these projects.

Then I decided to re-confirm this news on my own, and I got confirmation from local villagers, that Bahria town had occupy some land and their representatives are still occupying more lands.

Investment in Sector F:

Though investors has suffered so much in Sector F, but I assure you still it is the best time for investment in Sector F, non-developed area, especially for those persons, who have holding power of year or so. Rates in developed blocks, are ranging from minimum 42 lac to 55 lac for 10 marla, whereas good location, nothing is less than 46 lac. Rates in non developed area is 30-35 as per location op map. If you buy a plot now which at minimum rate in the market, rates are not depreciating anymore. They are even stable. As soon as the machinery enters the land, rates will jump upto 10 lac in a single day. Second option is one kanal file in sector F, after balloting, 15 -20 lac appreciation is expected. Current rate of sector F, one kanal plot file is 48-49 lac, which is 13-14 less than its original price.

Those people who will take a chance now. They are going to earn very handsome profit near future.

      Bahria has started it’s last merging process, they are summing up the things to deliver finally. So sector F, ballot and development expected very soon. Secondly, green valley and golf reports are not good yet.

          I am an overseas Pakistani. I am planning to go Pakistan and buy a plot in sheikh Saadi as my brother is recommending me. Can you give your opinion if it is a safe option to buy in Bahria sector f?

            I think yur brother doesnt like you thats why he is advising sheikh saadi. if yu wanna buy in bahria go for only ON GROUND PLOT where yu can go and see yur plot on ground. dont buy any file or Plots only on map. sheikh saadi block os only present in air. Map is there for 2.5 yrs but no development and nobody knows whether bahria has got land there or not

    I witness when Shahid Qureshi stone breaking ceremony was held at Civic Commercial lahore site. Dolphin show , Dancing fountain etc in civic commercial just to sell files on heavy own amd then escape. This man Shahid Qureshi is no one kind of fraud person. Trusting him is just trusting on donkey.
    He just portray picture of dreams and let the people suffered heavy loss.
    My humble request from you guys don’t trust malik Riaz and his agent mafia and adminstration like crook Shahid Qureshi deceiver. They only try to grab money nothing else. They develop 5% and grab 100%. This is mafia avoid Bahria Baroopia.

    What now after the situation of Karachi tension #mqm,zardari,Army etc,, dont forget BT Khi land was acquired with the help of zardari and now rangers taking action against all irregularities about land in KHI etc..
    hopefully MR was not part of any such game otherwise forget about Sec F .. btw I m also holding a file ?
    lets hope for the good..

    Dear Sector F Investors

    It is disappointing that even after passing Bahria is not interested to develop Sector F Abubakr, sheikh saadi and alamgir blocks. Today, I have met with GM Mr. Yasir Ikram, he said that it will take more one year to complete and time could be even more in any case. The attitude of Bahria Management is shameless and ordinary. They are just in money grabbing in shape of instalments and nothing to deliver

    A Very Unfair policy of Bahria town Lahore.
    I have paid 5 installments of 5 marla File of sector F. I came to know from the office that the file is cancelled. although there was no intimation letter or email before cancelation. Bahria town had no land for more plots of sector F. They sold a bulk of files, Used peoples money and cancelled the files. It was mistake on Bahria side because they delayed the balloting for very long time and had no land.
    I request Bahria town management to give a chance to people for paying the remaining installments and restore the cancelled files.
    Otherwise public has a right to go to the court against this scam.
