GAP Analysis of Bahria town Lahore.

I am here to present you the GAP analysis of bahria town market. Here we will talk about the GAP between seller and purchaser needs,

Firstly, as described in my previous post Bahria Town residential market is totally stable and reliable. Many customers perceive that Bahria market is very unstable market and seller’s are willing to give their plots for free. But unfortunately, for those customer’s, ends up in the misfortune. They spend many days to find a seller, who is dying to give a plot for free and in the end they don’t buy and go back and start a propaganda against agents that they are not sincere. These people usually give offer’s 7-8 lac less than market price. But the seller is always strong in the market.

If the market is slow of residential plots, it’s never meant that rates are going down. In Bahria slow market means, decrease in number of transaction in buying and selling. Both buyers and seller’s are not in the market. That usually happen in summer season or Ramadan, where people usually don’t come out of home due to high temperature.

Secondly very few client visit each and every office in the market. They create an artificial demand in the market; when u consult so many people and so many ideas revolving in your mind it will be impossible for any one to make any decision.

    Dear Moazam,

    Your analysis is not based on facts. Bahria town lose credibility after Sector F Bahria Greens and Civic commercial Lahore fraud. No on is intrested to invest in bahria after ward that is why people are exiting from bahria and investing in DHA.
    Malik Riaz lose all his respect after these scams and being badly abused. This can be witness from the market. Everyone is saying malik Riaz is fraud. Please analyize on facts and don’t be biased. Thanks

    I agree with Asim’ Bahria is no more interested to deliver but to grab money. The future outlook of BT is dark. They had sold million of files without having land in Green and Srctor F and Lahore is not the only case rather there are so many issues in Islamabad.Surely they are making tricks to deceive investors in Karachi too. Even on grounds plots are not much translating in value growth as compare to other small societies and DHA. Be sincere with fact and not with Malik Riaz. The intention of greedy BT management is to loot money by hook or by crooks.

    Are you people not greedy? Everyone here willing to earn money and turn their fortune overnight, that’s the only reason they buy files. I am not talking baseless, instead you should come here, (in market) and then analyse the situation of residential plots. I am not talking about (files), but on ground plots.

      Dear mozam,
      It is not easy to fool everyone all the time. You talk about files. Plot matured from files. There are many less people who buy on lumsump price.
      Note my words Malik Riaz will escape from Pakistan. He has already made billions from Lahore Bahria fraud and now bahria management has also commit that bahria has done fraud in greens civic comm sec F.
      Please write down article which is worth reading. Don’t trap or miss guide people like bahria. Bahria is just a lollipop scheme now. No body trust on bahria anymore.

        You are right, many investors and genuine clients are annoyed with Bahria Town right now but Malik Riaz is a property genius. Check out how Bahria is launching the registration forms of commercial plots.

        People are crazy to get their hands on it.

        Once Bahria develop this Civic commercial and Sector F, their prices will also rise high

    they are not delivering even the balloted and on map plots now e.g golf view, alamgir, sheikh saadi blocks… Moazam bhai yu cannot defend Bahria management. this fraud commited by them in GReens, sector F, civiv commercial etc will ultimately translate into on ground plots also. when invester confidence is lost, everything is lost.and irony is they dont even care about lahore anymore. i doubt Malik Riaz will escape to Dubai after looting comprehensively in Karachi as he has massive investments in Dubai also.

      Yes Imran, Bahria was renown for developing the project before time and deliver it to people. But due to this excessive delays in developing all the projects you mentioned, Bahria Town has lost the interest of many investors.

      But I believe Malik Riaz don’t need to run to Dubai. He know the drill, he can again earn money from Lahore. Once he develop the old projects and gain the confidence, he’ll launch any new project. It is a continuous profit for him. Why would he left the ‘sonay ke anday dene wali murghi’

      Well right now it is a market for only on ground plots. On ground plots are gaining profits.

    i think this bad reputation earned in Lahore will affect business in Karachi too. as many karachi investors were earlier active in Lahore too and they would be knowing how MAlik riaz decieved Lahore investors. its a bad business strategy by this GENIOUS. if he had delivered Lahore projects promptly, not only people of karachi but also investors from Lahore would have invested heavily in Karachi project… but now see karachi is not performing as well as it should have been. they have lost their repute of being the fastest and best developer of Pakistan. people like me are going back to DHA bcoz atleast DHA has got Militiary backing and is save as nobody can mess with army.
