Bahria town residential markets was stable from a long time. ( I am saying long time here because 1-1.5 year is considered as very long in bahria town Lahore). But from January 2015, bahria residential market started to gain momentum again.
Bahria town Lahore has gain a significance rise in Last 3 or 4 months, around 8 – 12 lac are appreciated in last these months. Appreciation is only in on ground and possession area. Sector F and Golf view residency are in the same situation or may be worst. But this article is not about sector F or Golf city. I am gonna focus mainly on possession area.
Sector C: Sector C is the heart of bahria town, It includes residents from different level of life. Here plots rates are still from 45 lac to 80 lac for 10 marla plot. But there are few blocks of sector “C” who gained the rise in prices.
First of all its Gulbahar Block, this block was one of the least favorite block of bahria town Sector C, because of grave yard situated right in the centre of this block. But from past one year, this block catch an eye of builder ‘s. This is only for one reason that elevation is not fixed in this block. Rates in Gulbahar Block was 52 lac – 60 last year in same days. But now rates are appreciated up-to 70-80 lacs, as per location.
Jasmine Blocks were minimum price was 55 lac and maximum price was 68 lac. Now minimum bracket is changed to 62 – 75 lac. Best feature of this block is Jasmine height. It is a new shopping mall, where all the famous brand and very good departmental store is operating.
Janiper Block rates Jump from 56-57 to 64-65 in last three or four months only.
Chambelli Block rates now jump from 65-66 to 72-75, only in last few months.
Overseas B Enclave, Plot were ranging from 48-55 bracket, and they were totally steady, but even now overseas B has seen very good appreciation in last few month. Rates are high as 59-65 for general plot, where as location are more expensive.
Same is the case with sector E, Quaid Block. Plots in Quaid blocks are now at the minimum price of 55-56, whereas they were around 45-46.
Sector F, may be the most hatred sector of bahria town, But still on ground 10 Marla plot gain a significance rise in last few months. Ghaznavi block plots, adjacent to Quaid and Johar blocks are ranging now upto 58 lac as they were only 44 – 45 lac in January 2015. Same is the case with tipu sultan 10 marla, they were launched a year ago at price tag of 34-35 lac and now prices are on 7th sky. These plot are now ranging between 45-55 lac, except the bad location. Sector F, 10 marla is still the favorite because of its transfer fees which is only 30000 of 10 marla.
Bahria town possession area is still the best area to invest. Rates are expected to gain atleast 1 million appreciation in coming 6 – 8 months. More and more families are willing to reside in Bahria town. Bahria town still offers best facility in Lahore. No load shedding, 0% crime rate which is difficult to achieve even in the posh areas of Lahore. Clean and neat environment, and more important than all piece of mind.

What about nargis block? Rates there increased?

Yes! Rates increased in Nargis block, as increase of price in other blocks cause effect on Nargis block. Still rates are less than other block, mainly because of two reasons. Now plots are Nargis blocks are reaching near 50 as in past rates were only stable around 38-45 but now it is 43-50.
First one is it’s the last and boundary block. Second reason is “Rohi nala” which is also the biggest factor in less price.
MOZAM bhai u want to talk about sector c and d. C is having trouble as 50 residents may loose their houses bcz of LRR and d even hasnt got NOC from punjab govt. Isnt that fraud mr riaz is involved in.
Actually, no body loses anything in LRR yet. There is no official announcement of LRR route. Bahria management is fully aware of the survey conducted by officials. But they do have contingency plans. They do have reserve land for LRR route. Secondly, if 50 people loses there home, surely bahria and government will pay full compensation. LRR will be designed,to serve the larger part of community and in process few people may suffered. So don’t worry if someone suffers, they will get good compensation.
Is there any increase in 10 marla plot prices in OVerseas B (Extension)????

Surely there is increase in Overseas b extension. 10 marla plots are now touching and crossing 50, But bad locations, are still at 42-45. Secondly there is a significance increase in kanal plots prices as they were roaming around 70-75, but now there prices reached 80-85. So clearly, increase of at least one million in prices. But surely odd location, there is less demand for them and rates are stuck.
In Bahria customer’s mostly prefer good locations plot. Pockets like OSB extension and ee, are not the favorite blocks of customer.

We need to accept this fact that malik riaz and bahrioa is fraud. They have done fraud with people in Civic commercial & bahria Greens.
One who has lost money in projects of bahria like civic commercial and bahria greens has nothing to do plots in any other sector.
Malik is known as fruadia. That’s it!!

As rates in sector C for good location plot is around 70 – 80 lac. There do have a capacity to reach 1 crore in next year or so.
