Sector-F Market Situation After Ballot.

Salam to all valuable readers , hope you see this article with good health and wealth. Well, Sector – F has been balloted week ago, As we know bahria town consist on four phases. Only phase 1 and 2 balloted this time. As per bahria town given noticed in the start of this month, only up-to-dates files in term of payments will consider in balloting. So it happened as it is , only three paid files included in this ballot, and the files which were not paid as per bahria notice, will ballot later and place these files in phase three and four. i guess next balloting of sector-F will take at least three to four months. it is because the next map and balloting will occur of Golf City,

Well, as we were expecting market will raise after ballot, and people will trade numerously in this sector but it didn’t happened as it was expected. The reasons for this situation seems to me.

1. People are busy in Karachi projects, from last two months and recent projects of Opal 225 and hoshang pearl in Karachi involved all over the Pakistan. Because you if you have just two lac you can transact in these projects and get handsome profit too. So all types of investors are involved in these projects. The transaction in karachi projects is on going with ease due to open certificates, no tension of transfer fee and engaging the parties for transfer procedure.

2. The second major reason which i concluded that is, only updated files converted into plots. Mostly these files belong to long term investors, or those want to mature these plots. So in market very few plots for sale and thats why trading frequency is low in Sector-F. The short term investors believe in trading, but unfortunately their files were not included in ballot due to shortage of due payments. Most of them purchased at the peak price and won’t to sell on loss, and hadn’t ample resources paid remaining dues in time. Due to low availability of plots and less focus on sector-F, the picture is yet to clear, on what rates transaction should be made. The actual rates will be made after some transactions.

Well, in my point of view, when hype of speculative markets of forms of Karachi projects will low, then investors will focus on Sector-F, because sector-F has an ample potential and margin for investors, and this is only mature sector which consist on installments, So investors will definitely moves toward it, and the price will go high rapid due to less options of plots.

I suggest those people got plots numbers in this balloting should have wait for couple of months to get handsome profits. And those want to investment in this Sector, I guess this is the best time.

    Regarding sector F map’ what about block locations. I mean which one are prime locations and what is pricing brackets there.

      Phase 1 10 marla plots consider good plot rather than phase 2. and good plots at the price of 40 and above.

      Invest in locations plots is the best option , if you have ample fund for it, due to no risk factor,

    Aoa we r planing to buy 1 kanal plot in sector f on installments next year in june.now a days price for 1 kanal is 62 lakhs.i want to know how much epected increas is possible by that time.regards

      you want to buy a file in next year? well at that time installment process will be completed. if possession will be handed over to file holders, or atleast files will come on ground. what i assume must increase at least 2 millions. because now on ground average plot in bahria about 95 to 100 lac

    You comments and valuable for us. Just want to get your expert opinion on my recent investment. I purchased one Kanal file for Sector F for investment purpose and planning to keep it with me for next 3 years. Now it cost 56 Lacks. What is your opinion on this investment? Is it a wise decision?

      You already done it , what could i comment on it , if you have asked me before ballot may guided you more properly. Well now your purchased price is quiet good, but if you brought that file which merged through civc then your cost was about near about 52 lac. You have to keep it till than next ballot will announce.

    well dear i am expat in middle east and want to buy one plot 10 marla for residential purpose. i have few options in ghaznavi block, shersha and tippu sultan through some dealers. kindly suggest which block in sector F is best for residence and access wise
    secondly thanks to let me know what will be the extra charges i have to pay if i delay installment payment. like if i get plot in sector F now for which 2 installments are remaining then so if i pay nov installment along with feb one them how much per day/per month extra charges i have to pay. thanks BR// Abdullah

      yes this is very disappointing situation , and morever he is demanding all pending installment without revealing of map , ballot, well i think now malik riaz strongly take action on victim of sector-F and green valley too.

        I thank action should be taken against Malik Riaz who is making fool to innocent people of Pakistan. Where is Civic Centr’ Green Valley’ DHA valley and many more projects. Likewise they will give harm to Karachi Investors too. BT is going to be worry and worry name for investors.

    In this scenario what do you suggest to all those investors whom huge investment is already stuck and Bahria is forcing to invest more amount in shape of instalments. Hence it is not Win Win situation for investors. Should we pay instalments….? Otherwise can bahria cancel or block such three or four paid files without having land.?
    This is totally confused situation.
