When Bahria Town Market will rise again?

Investors and realtors having big worries on their faces and discuss every day, when bahria town market will go up ? and how much time need ? when their loss will cover? and also ask about the exact time frame? Some also want to know is it the time for investment ? These all are the questions and topic are discussing on regular basis.

Well, No one can gives the exact time frame. These all are happened due to extreme speculation of market, and also one of the major reason bahria town offered lots of project in very short span of time. So all investors and realtors investments stuck badly. Well, i don’t know what happened in Rawalpindi bahria town market, But in Bahria town down fall started after civic commercial and bahria greens ( Green Valley). Well, Moreover Bahria town Karachi immediately launched after these projects, and remaining investments bounded over there. Well, Bahria town Karachi involved all over the Pakistan. Bahria Karachi is the project where we have seen extremest speculation, and people earned riches overnight and also faced big losses. Well, we all know the current market of every projects which have been launched in last year in great loss. So now people want to know what they should have to do. If they sell today they have to face big loss according to their purchase , and they are seeing market is continue slow since January 2014. Some investors earned loss and quit bahria town as an investment market. In Lahore commercial plots raised dramatically last year, and investments also bounded in private commercial projects which launched by property dealers like metro heights , golf heights, and so many others private commercial projects which they offered shops, apartments and etc in installments.

Well, after that situation many new property dealers opened their business last years shut down their offices and searching a new business, Well, what i think market will start transaction in next couple of months in low rates, thats mean transaction will start at least what ever the rates at that time, and gradually it will go up but in the beginning it will start at low rates. it will be a good for dealers and realtors because their prime job is providing consultancy, Well, investors can only recover their losses, if they will understand the market trend and also participate in low rates transaction.

    Although you have mentioned the facts only, but one thing is clear bahria seems not a right place for investment at least if it is compared with DHA.

    It seems bahria is made to benfit dealers only.

      No rajah khan isn’t bahria town is not made for the benefit of only dears, DHA is only opportunity for big investors, Bahria town provides opportunity to even small investors, and other than business it is one of the best gated community in the world.

        Then does it mean bahria is going to reschedule green valley instalments just like they did for golf view by delaying its due instalment.

        It seems to be more rational approach to have win win situation for all. What’s your opinion.

    Whatever is happening in Pakistan is opposite to world trend.

    I appreciate your efforts to re-motivate to the demotivated investors and dealers although your speculation of 2 months is absolutely baseless. As per my estimation the prices of commercials are now in its real value and the artificial high glow has been passed away….…. but Price of Nishtar commercial right in front of Bahria Hights , sandwich between zardari farm house and Bahria homes can be jump strangely I bet.

    Yeah i agree bahria town must re-schedule of Bahria Green Files and also re-consider launching price. It is the only people can recover their loses from green valley files.

    Dear Usman,
    You had written so much about opal 225 and hoshang pearl during its peak time but now when it matters, when small investors have nothing to lose and have no shoulder to cry over, I mean when they have purchased these certificates at very high prices and nowadays prices are between 65 to 70, whom they should consult. Your advice may come handy so please give them some hope or true figures.

      Dear Shahid khan.

      ” One knows the peak when it is behind” this is my economic idiom though my written english is not so good :-). Well those invested in bahria town first time especially in above noted project kept waited for peak. and now they are experiencing heavy loss. lets suppose if today bahria town announce these project that u mentioned, people those invested in these forms havent amount to pay down payment. because it will lie between minimum more than one million.
      Well, what i think, it will not go on that price when it was on the peak purchasing time until some dramatic situation will held , it could go about maximum 150k. Forms holder should wait for at least last of this year or face loss. This is situation what i see.
      in the end i conclude
      ” every down and every up in economic cycle is simultaneously start and end in the boom and bust “

    Thanks for your reply, I think many people who are new in the Bahria business take your advice very seriously. I want to consult you about investing in BTK 5 Marla or 10 Marla. What is your advice regarding this, I mean for how long this investment can be fruitful. Also which one of the above is suitable, in the current market i.e. 5 Marla or 10 Marla.

      For a long term 10 marla will more suitable rather than 5 marla, becuause 10 marla will get prime location as compare to 5 marla. and for short term investment and trading 5 marla look more good due to easy buy n selling. as per bahria town commitment it will give some possession in dec 2014. if it will happen then market will definitely will go up. well what i assume it will take atleast 6 months. but this is the best time of purchasing .

    Thanks for your reply. I got your point but the issue is that every person has its own calculation criteria. Now what I want to ask is that what is ‘long term’ duration period according to your perception. If it is long enough till the end of installments then should we pay all installments or just pay 1 or 2 to avoid cancellation.
    I hope I conveyed my point.

      Well, No need to pay installment until get cancellation notice officially, it is because keep your investment as low as long as you can. n bahria will never cancel plot till files rates will go at least above 300,000. my assumption for long term investment maximum 6 to 9 months

    What about civic commercial? Year 2015 is already there, but there are no good news yet from real estate market.

    Further Bahria is also silent on it. What is your estimation and prediction?

    Do investors get some reward after investing around 5 million plus amount and still waiting for handsome profit on it.

    It is almost 17 months now.

    What do you say on civic commercial project

      Civic commercial is used as an idiom in bahria town. well, actually overall market is down throughout last year especially commercial projects except speculation in Bahria town karachi. Well, now current situation is some of civic commercial files merged in sector-F and Golf, some civic holders sold their files in almost 50% loss. but civic commercial traded and still trading between 16 lac minus to 20 lac minius. Actually all money sucked by bahria town it will take more time to rotate. If file holders of civic commercial get rid of loss will be a miracle instead of profit or reward.
