I hope you all are great. I am receiving a lot of queries about ring road passage through Bahria town. So What is the
Ring road is passing from bahria town through same route as planned. There are many rumors in the market about the changing of route but there is no truth in particular news. Instead Bahria town management has send notices to tenants of commercial and residents to vacate the buildings, as they were earlier rented out by Bahria. Impact of LRR on Bahria Orchard
As we all know LRR is operational till Adda Plot Raiwind road Lahore. Due to RR distance is shortened and journey is more comfortable. It leaves a very positive impact on societies on Raiwind road as well as Bahria orchard Lahore, After LRR inauguration we have seen expected 3 to 4 lacs appreciation in almost every block of Phase 2 especially. Further market is expected to appreciate further in coming months. As a realtor I expect rates of Bahria orchard to stabilize on 35 – 40 for 05 marla and 45 to 55 for 08 marla as currently rates are 25 – 35 for 05 marla and 32 to 50 for 08 marla. These are the approx rates excluding odd location plots.
Phase 4 G1 has alot of potential first of all the plots are almost developed, secondly they are situated very near to Raiwind road, thirdly rates are very reasonable and also you don’t have to pay full amount.
What will be the impact of LRR completion on Bahria town?
As soon as the portion of LRR passing through BT started I am expecting the appreciation of at-least 1 million in few days after LRR developments starts. Few hot properties currently in Bahria town are Talha Block where rates are approx 65 to 80 lac from general locations to locations plot.
Toheed Block, is the recently the hottest property in bahria town, development is under process but it seems still there are few land issues. Those areas where plots situation is clear rates are almost 55 to 60 lacs, As per bahria town management possession will be given in March, April, but my personal assessment is it will take more time.
Kanal options is very interesting option to invest in Toheed Block, currently rates are approx 80 to 95 lac as per location but after possession it has a huge potential of appreciation.
From a last 1.5 year or so bahria town market was totally stagnate, but due to few reasons, one of them is Bahria town mainly focus on Bahria town Karachi.
