Ring road southern loop is inaugurated, on 22nd December 2017. This development is also going benefits lot of housing societies located on Raiwind Lahore as they were previously considered as the corner of the city. Few names are Lake City, Fazaia housing scheme, Al – Kabir town, AWT phase 2, Sui gas Phase 2, Bahria town and Bahria Orchard Lahore.
As a realtor and consultant and resident of Bahria town Lahore. As a resident of Bahria town, I will discuss how LRR will benefit residents of Bahria town and Bahria Orchard Lahore. LRR will connects Bahria town to city and reduce the time consumed for travelling. I personally travelled on LRR from Adda Plot Raiwind road Lahore to Airport interchange exit and it hardly took me 20 minutes, in other scenario it will take approx 1 hour or more, if you are travelling via canal road.
How LRR is attached through Bahria town?
Bahria town has made an alternative route for its residents, passing through Nargis block, Golf View, to Raiwind road Lahore. This route may not be great, because of single road at few places but still a good option to travel on Raiwind road and it will only take 5 to 7 minutes to reach LRR. There are lot of buyers in the market who are interested to purchase properties in Bahria town after LRR completion. LRR final part will surely make a huge impact on Bahria town residential market.
Bahria Orchard has certainly seen a slow and steady appreciation in last few months, it may not be situated very close to LRR, even then LRR is making an impact on Bahria Orchard prices. Currently rates in Bahria Orchard are under value. In coming few months as soon as, economic condition stabilizes you will experience dramatic appreciation in Bahria Orchard rates. There is no other housing society offering equivalent services to Bahria town still these societies rates are higher than Bahria Orchard. Phase 2, 3 and 4 have a huge potential and will be an ultimate hit, while Bahria Orchard Phase 1 will see very slow and steady gain.
Secondly government approved the expansion of Raiwind road Lahore. Currently 3 lane road is built till Lake City, but now next part is approved and will be completed very soon. Government plans to start quality public transport service (speed o buses) to connect Raiwind city to Orange train.
Bahria town Lahore market is moving slower then a snail’s pace, but is expected to be a positive year for Lahore market.
