Salam, to every one hope all are fine and doing their best, well we talked a lot of about of Sector-F and Karachi forms, now we see the green valley project which look hideout from the market, people have also invested a lot in this project but they are in the loss till now especially in 10 marla and 1 kanal files.
Well, Green Valley is the project of Bahria town is launched three months ago, the most expected location of this project in Bahria town orchard located at raiwaind road Lahore. they have launched three 5 marla , 10 marla and 1 kanal , here i am not giving a schedule booking price, payment schedule and etc, for this you can call me or i will put an information some other day,
When this projects is launched 5 marla files were sold at same night, then 10 marla and 1 kanal sold with the passage of time. On launching night five marla files raised 50,000 profit plus, it raised it for just that night, and after that it started moving downward and eventually settled back to 25,000 to 35,000 minus, those investors which booked or purchased on that night on profit still having files, and waiting when it will move up and they will sale it as soon as possible. well if wee see 10 marla files, it went straight aways on minus from the very next day and now settled at the price of range 75,000 to 100,000 loss. well i don’t know what actually happened to 1 kanal files, i think they are still available on bahria town sale desk, because it traded rare.
Well people ask when this project will show positiveness. so in my point of view it will gonna little raise on map, and according to bahria commits it map will available on January 2014. but as we are seeing it is quiet difficult, the major reason is that Green valley’s files are open files, that means not enrolled with name in bahria town record and even not demanded yet by bahria town, so thats why map may be delay or rates misery will continue till map will be revealed. and another reason the location of green valley project, i think bahria town raiwaind project will not get his prime until the ring road be there, or connected through bahria town ubl canal. Although the Bahria town orchard plots has been tremendously increased in this year and almost double of previous year but it happened after waited so long.
So i think in the near future 5 marla files may go upward on the map launching , and suggest to files keeper of green valley should sell it, or this project will be beneficial for those want long term investment and mature their files, but one thing keep in your minds, dramatical rates upward happens in Bahria town Projects and all our assessment could go wrong.

AoA, Khalid sb. what are your thoughts about ring road? do u think its location could be near sector F Tipu sultan block? if yes, don’t u think tipu sultan (and sector f in general) residential and specially Commercial plots will be the most sought after and expensive in entire bahria town?
It depends, ring road map is still not confirmed , on which sector it will cross, well i think from residential point of view it will go negative, for the commercial point of view it depend how it will intersect. Well but it could be a great benefit for the entire bahria due to easy approach.
Dear Khalid sb, I heard that bahria town requested to all files holders of bahria green valley to submit the file in their office. If it is true, then do you think bahria town will release the map in January or February. One more question is, why bahria town is not advertising this project in electronic or print media. Thanks
Today 17-Dec-2013 is last date of submission of forms of Bahria Greens. According to Bahria Town management they are collecting fees so they can do balloting. If Bahria Town have to do the balloting then it would be sooner than February and January. It could be in December or early January.
But again it depends on Bahria Town management what are they planning for balloting because they have already postponed the date of Sector-F balloting which was planned on 15-Dec-2013
yeah its true , lots of people submitted their files, bahria town made promise couple of months, green valley map will disclose on january. yeah actually they sold this project, may be this is the reason for not using advertising

Bahria Green files have gone down because location is at Orchard where unit land rates are Rs. 3 per marla as against Bahria Greens which is at/around Rs. 5 lacs per marla. Had Bahria disclosed this location at the time of launch not a single file would have been sold. This is clear cheating. They are smart enough that they didn’t launched it through newspapers/media but launched secretly through their bestowed dealers who verbally informed that its location will be after sector F.
Now Bahria has 3 option:
1. Reduce price to of all sized plots @Rs. 3 lacs per marla for Orchard Location, i.e., Rs. 14 lacs for 5 marla and so on.
2. Announce location at main Bahria (after F sector as was informed verbally by your bestowed dealers at the time of launch of Bahria Greens) at Rs. 4 lacs per marla, i.e, Rs. 20 lacs for 5 marla and so on.
If not:
3. Be ready to return the amounts along with demurrages to the people through Consumer Courts. This time none will spare them as the effectees are large in numbers and fraud is huge. People will not be killed financially cold blooded this time. If this happens imagine about the amount which Bahria shall have to return to people besides image ruining and defaming which although has no value for them against their lust for more money.
We should create awareness among the innocent people and guide them to approach Consumer Courts instead of bearing this cruelty silently.

2. Launch compeign on electronic and print media
3. Appeal Chief Justice to take suo moto notice.
4. Approach FIA.

During the last 6 months, sale price hike recorded for smaller plots in Bahria Town Lahore is more prominent than that seen in bigger plots. As per shelters.com.pk statistics, average sale price of 5 Marla plots in the said locality has increased by 28.54% since October 2013, while the price escalation seen for 10 Marla plots has been 14%. On the other hand, during the last 6 months, a little or no change was noticed in the value of 1 and 2 Kanal plots in Bahria Town Lahore.
