Hello, hope you get this article with good health and wealth. This post is in continuation of recently launched Bahria Sports City in Karachi. Since the project is launched, there is continuous fluctuation of market rate starting from day one and we have received so many calls regarding the clarity of rate differentiations especially after Bahria Town has given Public Notice. Notice is “ If any Real Estate / Person offering doing is lesser then our prices, Management of Bahria Town will not be responsible for any mis-commitments / inconvenience and validity, therefore customers are informed to refrain from any such booking. Our office will ensure / cater booking of each & every interested customers on first come first serve basis”. This Bahria Town notice is only strategy, One should must get discount or Booking file as per market rate. If you ask to dealers they will must give you discount. So no needs to panic after this notice.
As a matter of fact, there are two types of deals happening in the market. First, Bahria is doing advertisement in electronic and print media offering 425k and 650k down payment for 250sy and 500sy respectively. Bahria authorized dealers (Enem Associate, Ali Saqlain, Athar Associates and few other big names) are offering same price as announced by Bahria and making confirm deals at level control price.
Secondly, few sub dealers offering different type of lesser rates for booking i.e. 50k to 60k less from control price as per current market rate. This is eventually happening due to rebate and incentive offered by Bahria to dealers. According to our sources, 125k incentive is being offered to dealers against each booking and dealers are cascading few portion of the amount to their customers in order to get maximum number of bookings.
Few innocent investors, overseas buyers and end users are not aware of the fact and losing handsome amount of hard earned money in just one jerk.

If you are in interested in Bahria Sports City booking, definitely go for it as it is good project from investment point of view and provides option to be a part of world class immunities. However please keep the following facts in mind while making your deal.
Avoid buying direct deal from Bahria or take incentive from authorized dealers as per market rate that fluctuates on daily basis.
Get your confirm booking from any trust worthy dealer @ market price which is 50 to 60k less at this point in time and can vary with the passage of time. In this way you can save handsome amount of perks simply.

How is this project for long term investment like 4 to 5 years? How much return should one expect on 250 sq yards plot? Please advise
if this project completes within given time and investment time you noted above then yours expectation must be 100% payback that is lowest possible assessment in Bahria Town Projects.

Will all the booking holders get conformed plot no. in the balloting taking place after first installment? Is it possible that unsuccessful booking holders in plot no balloting get refund of their down payment due to large no of booking holders and less availability of plots in balloting?
All will get plots in sports city , this booking is based on confirm balloting. currently position is more plots and less avaiability of purchasers thats why dealers giving you incentive.
Is this the discount being offered in down payment? In case of 250 yard shall we have to submit pay order of less than 425000 rupees i.e down payment amount minus the discount amount?
yes discount on downpayment , dealers will give you incentive, and your downpayment will remain 425,000

250 square yards @ 60,000 to 70,000 incentive / discount / minus.
500 square yards @ 80,000 to 90,000 minus

If we see past experiences of Bahria Town Development, Bahria town has completed their projects even before its own given time frame if not face land acquisition issue.

Earlier bahria homes were sold at around 5 million for 200 sq yards. Will there be any difference in quality, design etc.. Since these villas are three times against bahria homes for 5 million only.

Well for plots also ur estimating 100%. Villas normally have high returns since it will be a ready to move property. How much rental income one should expect from these villas once completed

@ Dear Haris Rental income depends on property value. In residential rental value usually 0.50% of property worth.
Price of 250 square yards Bahria sports city karachi varies between 50 to 70 thousands minus since project launched.
you may get 100,000 to 120,000 on 350 square yard villa.

What is the location of Bahria Sports City? Is it inside existing Bahria town Karachi or Adjecent to BTK?

Today we have seen good demand of Bahria Sports City Karachi in market due to shortage of delivery of files. Actually Some dealers sold Bahria Sports City Files without having Files They thought will cover in more minus. So Due to last date of submission now they need files to fulfil their commitment. This is the reasons today file rate 250 square yards of sports City in evening was minus 35k to 45k at ready delivery ( 15-06-2016). Yesterday 250 square yards traded between 55,000 to 65,000 minus
