“WHO” or “WHY” Suffer Loss in Bahria Town

Yesterday, I met a person, who told me his sad story about how he lost all his money in speculations in Bahria town. That provoked me to help those people investing in real estate. So I am going to write about “Why People suffer loss in Bahria town”. I have received many calls from many customers who are still bearing heavy losses or losing all their money in the speculations of Bahria town. Also there are many people who are unfortunate, as their investments are stuck in Sector “F” Bahria town Lahore.

Here are my few observations:

Firstly, a new investor who doesn’t know about the speculation of Bahria town, when they see other people earning money they enter into the market and they start buying files without back up, when rate reverses they are forced to sell their product at loss due to shortage or need of money. Another factor is, in speculations, rate shifts very quickly and you need to stay in touch with your dealer all the time and specially make “on the spot decision” which is sometimes impossible for investors.

Secondly few greedy dealers, advise wrongly to investors, when someone comes to them to buy plot, they ask them to, buy 3 or 4 files instead of telling them to buy a single plot without knowing the financial conditions of investors which cause lot of loss to investors.

Thirdly unexpectedly Bahria town makes many mis-commitments, they were famous for on time development and delivery. But this time Bahria were thinking far ahead, only for themselves. In case of civic commercial and green valley, Bahria took the advantage of those people who want to earn quick, or to be rich overnight. They launched green valley and civic commercial just to collect money for their Bahria town Karachi Project.

More than that Sector F is a biggest spot on Bahria town reputations. They were unable to deliver this time. But hopefully Sector “F” will be delivered soon.

    I want to come to know weather Bahria have land for sector f or they will buy in future because I m waiting from long time. Should I sell these files or wait?

      Bahria still don’t have 100% land, they have few patches in particular area, and also they are buying. how many files do u have and how many installment have u paid? or all these files 10 marla or 1 kanal.

    I have a 10 marla file in Bahria Town Lahore Golf View Residencia – North side. I bought it in late 2013 and paid 13 lakh own.
    I have 2 questions?
    1- How much is the current price if I want to sell it?
    2- Is it a good idea to sell this and buy in Bahria Town Karachi? If yes, what should I buy in Karachi?

      1. What is the number of your plot? Then I will be able to guide you!
      2. Karachi is a very long term project, or a speculation happening at the moment, in speculation, nothing is authentic, you can earn a lot, or loss your money.

    Although Bahria failed to deliver on some projects even then they are far superior then their most immidiate competitor i.e DHA. Dha takes ages to develop anything. look at what is going on in Phase 9?? files are present for 10 years and still no balloting. I hope Bahria will deliver these stalled projects in much less time then DHA or anyother society in Pakistan. so Bahria is the best option amongst all

    Please advice if I buy 5 marla file now, pay all installments on time and retain it till it matures, should I buy it? will the file be converted into a plot as well? If its not converted into plot, will I get a complete refund or will there be deductions? when will it get mature enough to sell for profit? what is your guess of its market value on its maturity? Need ur urgent reply please.
