Salam to all readers, well as we know bahria town has given an ad on 23rd december 2013. it was as an ad as it given before regarding Bahria town residential slips, and same strategy has been adopt , but this time four more projects are involved, In ad, Bahria town will give discount and adjustment of 500,000 rs in remaining payments for only successful applicants of Opal 225 and Hoshang Pearl and Icon tower, they are also trying to convey msg yours 100,000 registration of these forms become worth of 500,000 but what actually worth so far, read the next paragraph. Similarly adjustment of 300,000 for Bahria town tower which is located at Tariq Road.

Well, before that ad revealed, price of Opal 225 and Hoshang pearl were stagnate, in-fact trend was toward downward, but the news has been already leaked in the night, and people started buying of opal 225 and hoshang pearl registrations. When news was confirmed through ad in the morning, people started buying numerously, and those already having these registrations hold it, and they thought rates will cross even 500,000. Well, in the morning opal 225 crossed 300,000 and even traded at 350,000 and similarly Hoshang pearl crossed 200,000 and also traded at 250,000. But these rates were just for few hours, and price started moving downwards in early evening and opal 225 settled back at the price of 225,000 to 245,000 and same case for hoshang peal settled at the price of 145,000 to 165,000. The wise persons already had registration sold their forms and now they must have a feeling of happiness, because now the rates of these forms again settled at that price as it was before ad. and those purchased at the peak rates have worries due to rates.

People were asking me what should we do on the ad day, i got large numbers of phone calls from all over the Pakistan. I suggested them sale it now because rates gonna reverse soon, and told them it is just replay of bahria town residential slips. The major reason is that as i mentioned in my all articles of regarding these projects, we are experiencing a lack of real buyers, Whenever rates gonna start increase, more sellers are ready to sale rather than purchasers, So simple Demand / Supply formula is applied here.

Well, This ad will must give positive impact, but it will take little time more, and now i suggest people those are in profits, should sale their forms, and those are purchased at peak rates should hold it at least for a month. so then may be you will escape to face some loss. and I personally thinks bahria town should not launch any more projects till these projects will get successful in term of good profits, otherwise people will take less interest in future.

P.s : Well, the rate of Karachi residential is still stagnate at the price of 135,000 to 140,000. but in the ad it mentioned bahria town karachi is launching soon. so after launching it will give positive impact to these slips.

    Bahria Town is being defamed due to its Commercial Civic Cener Project. Very Bad Planning. What do you think after bad planning of Civic Commercial Bahria Town Lahore, These kind of big projects can get success in Bahria Town Karachi specially commercial projects.
    Bahria Town management is flopped to handle projects that is why projects are going loss and bringing bad reputation at international level.

      Asad i agree you in some extend, well actual problem of civic commercial is his quantity, So 800 plots is a issue of civic commercial. This is bahria town biggest blunder so far. All the investors money are in civic commercial and facing big loss, so they won’t to sell on today price.Almost four billions invested in Civic commercial. Bahria town should revise it maps and quantity.

      Well the project you noted in Karachi, so in karachi has lot of potential , and they don’t know what happened in civic, So till now they are happy what bahria has pay back so far in term of profits. So due to numerous newly investors in Karachi could not let down these new projects.
