Effects Of Lahore Ring Road On Bahria Orchard

After the announcement of tenders of Southern Loop on Lahore Ring Road, many people are curious about their property investments in different societies. These kind of big projects like Lahore Ring Road changes the future of property. Earlier I’ve written an article about How Lahore Ring Road will effect on Bahria Town (Canal Road). Now I’m going to tell you that how it will effect the Bahria Orchard.

Bahria Orchard Introduction:

Bahria Orchard is a housing society project by Bahria Town. It is located on Raiwind Road, nearly 18 km from Thokar Niaz Baig. It is 2km away from Ada Plot (from where road turn to Nawaz Sharif Farm House). Bahria Orchard’s location is near Raiwind city as compare to Lahore, but Raiwind city also came in District Lahore.

This is a small society consisting of 2 phases. 1st phase has possession and nearly 200 constructed houses. 2nd phase is famous with the name of LCO or Low Cost Scheme. Bahria Orchard also have two blocks for overseas with the name of OLC (Overseas Low Cost).

OLC possession is expected at the end of this year.

How Lahore Ring Road will be Better for Bahria Orchard

Southern Loop of Lahore Ring Road will pass through the ‘Ada Plot’ which is 2 km away from Bahria Orchard.

1. Distance:

Bahria Orchard have all the extraordinary facilities which one can dream of. I’ll be not wrong if I say that Bahria Town is giving the best lifestyle in Pakistan. No one in Pakistan can give such a luxury in so less price. Bahria Orchard have the same luxuries of Bahria Town (Canal Road). The only negative point of Bahria Orchard is that it’s to far from the city. It is suppose to be considered as suburbs of Lahore city. Southern Loop of Lahore Ring Road will waive away this only negative point.

2. Broader View:

Lahore is packed with housing societies, so it is expanding outwards. Two main areas where Lahore is expanding are Ferozpur Road and Raiwind Road.

Lahore Ring Road will give raise to all housing societies on Raiwind Road. Housing societies include Lake City, Fazaia, Chinar Bagh and many others. But Bahria Orchard will get the maximum gain due to it’s outclass facilities mentioned above.

Raiwind Road is already under construction. Ring Road interchange on Raiwind Road will give more broader and open look of the road. People travelling on Ring Road will get the chance to see the broad Raiwind Road and housing societies (especially Bahria Orchard) on it.

3. Easy Movement Of Traffic:

Traffic will move easily from any part of the city to Raiwind Road. It will help people to reach Bahria Orchard more conveniently, less time consuming and comfortably.

How Long It Will Take To Get A Better Profit:

Lahore Ring Road project will take some time, like 2 years (I believe Govt. will try to complete the project within their governing time). People do investment in property for long term, two years is not a long time for them.

Secondly Bahria Orchard is showing a upward graph well before the news of Lahore Ring Road. As I mentioned earlier it is not possible to get such high class facilities in such low price in Pakistan. So people are coming in daily for buying plots in Bahria Orchard. This buying and selling is creating a investment in market.

    But we should keep in mind while investing in Bahria about the recent frauds of bahria in Lahore. Bahria Greens and Civic commercial is live example. People lost millions and bahria earn billions.

    I will suggest keep your money away from bahria and malik riaz after these huge frauds.

    I think you know before reaching Bahria Orchard there are two more popular under-priced societies Fazia and Lake city which will get benefit first.

    These 2 societies are main beneficaries especially Lake city which has plots available for possession and first class construction.

    even though i have investment in bahria but it’s bad reputation is sufficient to discourage people when other good trustable options available in market.

      @ All housing societies will gain,Yes Lake CITY has plots for possession but even you cant compare the facility providing by Bahria Town, In Bahria Orchard 80% plots are developed and in Phase 1 possession available more than 600 houses are constructed in Bahria Orchard. Phase 2 are ready to possession. Currently at entire raiwind road, Only Bahria Orchard having much higher transaction than other housing schemes.

        I think Golf city would be more benefited from LRR than any other project of Bahria, if Golf city develops. Golf city would be some how 4 km away from Ring Road inter change.

    Abu Usaid bhai… you have mis claculated distance of OrchaRD FROM ADDA PLOT. its 6 kms actually… 2kms is wrong distance…yu can check from google maps or drive from orchard to adda plot

      very true, distance is 6 km. Further Bahria has shakken the confidence of poor, no care of Bahria Lahore ie CIvic commericial, Sector F, Bahria Greens, Golf city. There are frauds every where be careful from B A R I A

    Don’t mislead people. Bahria Town is finding news to loot money from innocent people of Pakistan. They are doing multiple frauds and no more interested towards development rather to loot money. its better to stay away from Bahria

      He is not misleading , we always put true picture. Can any body tell me lost money at on ground plots. People earned millions by doing investment in real estate business. Form business are not real estate business. Those invested in Green , CIvic had aim to earn money in speculative market not in rea terms except sector F

        How can you say this? IF someone has an intention to mature the plot and put money on project and later on it found out fraud.
        Whats wrong with him?
        You can not defend bahria fraud and cheap tactics of bloody Malik Riaz.
        We are victims of Bahria Greens Lahore.

          Yes Ahad, you are right. Malik Riaz is responsible for this. He is not developing the plots as promised.

          Usman is giving the other point of view that no one has lost his money on ON GROUND Developed plots.

    @ Abu you have been doing good job by sharing the more property opportunity info’s to people but but but nothing goes for free in world.

    I would like to know is there any action being taken by Bahria realtor association with Bahria Lahore management, or realtor association has joined the hands with Bahria to keep the situation as it is.

    I heard Bahria Lahore Realtor association top management is found mostly in Karachi and has established full time offices in Karachi. If this is the case then every realtor is running for its own interest at the cost of public.

    At individual capacity i have addressed my reservations to Bahria management and i will keep on till get my desired results. Malik Riaz must understand that not every in Pakistan has price, can he buy Moulana Tariq Jameel ? neither bribe nor haram act can make any wrong thing halal.

        Dear Rajab,

        You can’t say joining hands exactly. Property dealers earn money on the basis of investors. Investors invest in property if development is done in promised time.

        Secondly property dealers wants new deals everyday so they could earn money on booking of new project. This greed is leading us to nowhere. Bahria launches new projects and not doing development of the old ones.

        Thirdly property dealers are never in loss, even when the market is down. They give the service and charge for it. One who is investing face loss.

        Lastly Malik Riaz buy people or add wheels to the file because of our culture in Pakistan. He play the right cards according to the Pakistani market. Earlier he deliver and get good results. But one thing is very important that people living in Bahria Town are 100% satisfied with the lifestyle and facilities. Investors are in trouble

    Malik Riaz harami dala overses pakistanio ko dhooka daita ha . Ham nay bhi Civic commercial Lahore main plot leya tha. Now we are in UKand come to know malik riaz is run with the money.
