Quick View of Bahria Town Lahore & Karachi.

Salam to all valuable readers, hope you will fine and enjoying your life with good health. Well, Those invested in Bahria town this years must be disappointed and thinking that they poured their money in wrong place especially those played in different files / forms projects of bahria town like green valley, opal 225, hoshang pearl, Karachi residential and commercial files. Well, first of all i want to say and told many times almost in my every article, these all were speculations, and only brokers could earn money and also whom connected with market on daily bases and know how to do trading even in minus and loss. I must say every one those invested must had a chance to earn profits. but when we are profits we start thinking their forms/ files will rise more and more because greeds has no limits.

Well, now we do analyze step by step.

Karachi Residential Files

Karachi slips/ token / file/ certificate what ever you call it, that played enormous role in speculation , as we know it launched at the rate of just 15,000Pkr. So well now it is now consider as files and will convert in to plots. Only those still in benefits purchased token at the rate of 15,000 currently. well later we all knew all the stories, well mostly Karachi residential 5 marla or 125 square yards transacted at the price of about 300,000. well now the current market is about 200,000. it is happened due to massive sales and less buying. Because those purchased in bulk quantities sold due to fears of installment. they thought their fill will be cancelled if they fail to pay installment on time especially the people of karachi. But one thing bahria town will never cancel the plots in starting , i heard the news the people of karachi are submitting theirs installments by facing long queues, but in Lahore those invested for short time haven’t bothering of installment.

Well, what I think. now this is a right time for purchase and it will again touch at the rate of 300,000. and it will lie between 300,000 to 400,000 maximum in this year. I don’t have much information about other than 125 sq yards. so the same up and down will apply on other products. Well, the latest price of 125 sq yard commercial is about 3 millions that touched 4 millions 45 days ago.

Opal 225 and Hoshang pearl

Well, i think my most articles written on these projects. well here i m not gonna detail of what happened. i am just telling and suggesting you. those sold at the right time they are in profits. now i think if you have invested in these project for just short term and trading and haven’t capacity to enroll your self at the time of launching. So i recommend sale whatever you get , at this time the current rate of these project about 80,000 to 90,000. if they will go up so it will touch maximum 150,000 but don’t know when it will happened. it seem quiet difficult well so just get rid of these certificates. And invest in karachi 125 sq yard at this time.

Green Valley Lahore.

The Green Valley is the only project which facing loss from the right after launching. It went on profit only on launching night due to heavy speculation of Dealers and demand of customer. But after that night it starting going minus and still on minus. Five marla files went maximum on minus about 75,000 and minimum on minus 15,000. So now currently they lies on 40,000 to 50,000 from last 30 days. Similarly 10 marla fall about 110,000 minus and above. It was the commitment of bahria town their map will be revealed on 30th april but they failed to honor it. Well, it will go up when bahria town will give you a confirm date and location, and i think even after map it seems difficult to go up . So i recommend face the loss and sale it if you brought as a short term investment.

I think it is enough for today ? well keep you updates on daily bases . There are still lots of project to discuss and sharing you and will share you on regular basis.

    I live overseas and do not have a cash flow problem. I do not like to get into the speculation business and would like to invest for longer term like a 5 year period.

    Do you recommend completing all installments and getting possession letter or do you recommend exiting before that?
