Effects Of Lahore Ring Road On Bahria Town

Govt. has decided to complete the southern loop on Lahore Ring Road. This news would bring happiness to every face but people who have plots in Bahria Town would be afraid of it.

Lahore Ring Road (southern loop) is expected to pass through the Bahria Town. But there is still lies a confusion…

Will Bahria Town Plots Came Under Lahore Ring Road?

This is a very important question that whether Lahore Ring Road will pass through the Bahria Town or not? Lahore Ring Road place was right after the Grand Jamia Masjid of Sector C.

Govt. officers visited the area with their mechanical/engineering devices. Their visit create a fuss in market and prices of Sector E commercial plots fall from Rs. 7 crore to Rs. 3.5 crore. Of course these are the big numbers for a 5 marla commercial plot. Well those prices never ascended again till that point. One of the biggest reason is Lahore Ring Road: other reasons are written in this post

Bahria Town management tries to comfort those people who have commercial plots in that area. They assure that Lahore Ring Road will not pass through this area (or even from Bahria Town Lahore). This assurance came even to this level that Mr. Ali Riaz said that “If Lahore Ring Road will pass through the plots of Bahria Town Lahore, I will pay every allottee according to the market price, not according the price given by Govt.”

So we still curious, whether Lahore Ring Road pass through Bahria Town or not? Recently those Govt. engineers visited Bahria town, but however this time the prices were unaffected (maybe because they are already very low) but it seems that Lahore Ring Road will pass through Sector E of Bahria Town Lahore.

Plots In Ring Road area:

Plots right after the Grand Jamia Masjid came in Lahore Ring Road area. So the following plots will be taken by Govt. for construction of Lahore Ring Road.

Side A: 01 to 24, 59 to 106, 149 to 172

Side B: 01 to 16 and 47 to 81

Above are the commercial plots. Residential plots behind these commercial plots will also came under the area of Ring Road.

How Govt. Will Pay?

If Govt. pay according to DC rate i.e. Rs. 200,000/- per marla then everyone will be doomed. If Govt. pay according to the market price which is nearly Rs. 600,000/- then people would be sated. We also have the promise of Mr. Ali Riaz of paying as per market price. Let’s hope for the best…

Short Term Effects:

All those people who have plots in following blocks are really worried because of this Lahore Ring Road

  • Iqbal block
  • Rafi block
  • Jinnah block (little area)
  • EE block
  • Overseas B Ext.

Except for Jinnah block, all other plots are in possession. People have started to constructing houses in those areas and even started living in it. It will be really hard for them to leave their houses.

Secondly during the construction of Lahore Ring Road, that area won’t be accessible. It will create problems in movement and consequently in investing areas away from Lahore Ring Road (Sector E and Sector F).

Lastly if Lahore Ring Road pass through the Bahria Town Lahore, it might temporarily slow down the investment. I’m using ‘might’ because once you start living in Bahria Town, it’s become hard to live anywhere else. This is because of the uncountable valuable services like 24/7 electricity and sui gas, security etc. So those people whose plots will be taken by Govt. will also search plots in Bahria Town or Bahria Town management will adjust their plots in any other blocks.

Long Term Effects:

Prices will rise real high.

There are two kind of people; one who like to live and invest in Bahria Town Lahore, others who don’t. Let think from other’s point of view: What is the first reason of not living in Bahria Town Lahore? Ans: Duur buhut hai (It’s far away). Lahore Ring Road will erase this very and only negative point of not living in Bahria Town.

Now think one getting all the extraordinary facilities with connecting to the Ring Road (which is connected to whole city). You are on a 20 minutes drive from Lahore International Airport. What else do you need…

Conclusion:

Lahore Ring Road is a very good project for Lahore and for Bahria Town as well. There are only two options

  1. Lahore Ring Road pass through the Bahria Town
  2. Lahore Ring Road not pass through the Bahria Town.

If Ring Road pass through the Bahria Town, it might decrease the interest of investors for little time but eventually Bahria Town will experience the boom because of this.

If Ring Road doesn’t pass through the Bahria Town, it will pass from nearby. No one will have any problem and prices will also rise high.

    definitely impact will be positive… bahria town is still under priced I feel due to this only point of distance from city centre. yyu cannot get a liveable plot of 10 marla less then 130 lac in DHA (only society that matches bahria interms of quality)and that too in some undesirable areas or blocks… when this distance issue is out of the window then Bahria may match prices in DHA if not more due to world class facilities which DHA cannot even dream of offering to its residents. Rest Allah knows best

      Route of ring road is yet to disclose, if ring road passes through old route as mentioned above that will effect sector E. The above noted block by you are still unground and in the process of land acquisition. There is also news bahria town management is waiting for the final route than they will purchase pending land of sector F and GOlf view resdencia

        Abu bakar, Sheikh Saadi and Alamgir blocks of Sector F are not on ground. Plus they don’t even came under the area of Ring Road.

        These blocks don’t have the Ring Road problem but the development problem.

      Main problem about sheikh saadi and alamgir block is that they are not developed, not even the stage of under development.

      Once these blocks developed, it will have the same affects of Ring Road as I mention in the post.

    Very informative article. I’ve a question, after the constructions of ring road(if ring road passed through bahria) , bahria town will be divided into two parts. How they will inter connect both sides. Also will there be any alternate approach given to Sector E and Sector F residence to connect through ring road.

      Dear Ali, You must have seen that Ring Road is always higher than the ground level. Ring Road will pass through the main boulevard of Sector C and E in shape of bridge. Bahria Town main boulevard will remain in the same position, we’ll pass through beneath the Ring Road.

      This way all sectors will remain connected as before.

      Secondly Sector F on ground plots will surely show the appreciation like all other plots of Bahria Town after the construction of Ring Road

      Sir the above mentioned blocks are in the process of land acquisition issue, one of the rumor is this land has been purchased by NEw lahore city another is bahria town waiting for final route of ring road lahore than acquire land for these blocks . Some says bahria town will give map in June . Well so there is no confirm resource so far . Lets see what gonna happen, but my intrinsic feeling in this year sector F pending issue will be resolved

      Once Bahria Town develop Golf View Residencia than it will have same affects as Ring Road have on all the plots of Bahria Town Lahore. By the way that affect is delightful

            Let me tell you one thing for sure. In a long term, every project of Bahria Town will be a success (condition if Malik Riaz lives:-) Golf View Residencia will become one of the elite class living in Bahria Town. It might be the most expensive part of the town in future as well.

            In a short term, Golf View Residencia is a big question mark. Bahria Town is not developing it and prices are at it’s lowest. Moreover there ain’t any buyer to buy the plot even Rs. 8 lac less than the price earlier.

            If you are going to hold the plot, than hold it for long, for couple of years in this case. If you are a aggressive investor, then get out of the project and try to cover your loss by investing in other places. For instance Bahria Orchard is giving very good returns these days.

      First of all it is Govt. responsibility to pay the price of property. If constructed then according to construction price, if not then plot price.

      It is the next thing, that Malik Riaz might pay it’s residencies to keep them happy and delighted. I hope if Bahria Town give the compensation, then they will give it in a form of plots.

      According to Islam, monetary fine is not good, one should pay installments.

      If you ask the market, it will say DON’T pay installments. Don’t stuck your more money in this project. It also become hard to sell that plot having more installments paid in it.

      Secondly Bahria don’t take serious actions until they deliver something. Time to time Bahria also gives deal to waive off all of your dues by paying the installments. You can pay installments at that time as well.

          Sir, I also have a one kanal plot in Northeren side of Golf View Residencia. So far 5 installments have been payed (on time) and 6th one is due on May 28th. Kindly advise what do you suggest? I bought this plot with more than 25k own and really disappointed with its progress but I don’t want to lose my hard earned money. Could you pls guide me as from whom I should take clear info in Bahria? Should I pay the remaining 3 installments? How much are chances of cancellation of this project?

          If its matter of six months or one year wait its ok but my biggest worry is the cancellation of this project and losing the money that payed on owned because Bahria would only compensate for the base price of the plots (which was 62 lac) incase of worst scenario (God forbid).

          I would appreciate your kind suggestions and advise in this regard.

    The proposed plan is about 30.4Km for SL-4 as per LDA site. What is the distance according to old Ring Road MAP. Secondly, if the Government official has already conducted a survey then might be possible they have marked the place already, where they want to build the Road. Another question, how much area Ring Road normally covered, I believe it would be bigger than the area as per your perception.

    Someone has an idea about that?

      Yes Khan I’ve tried to calculate the area of these plots. It seems pretty less space for a Ring Road.

      What I mention in the post is one news/rumor spread in Bahria Town about the area of Ring Road.

      Let’s see what happened now as many people are quite hopeful that Ring Road will not pass through Bahria Town.

          This is the most logical reason of having less space occupied below. But this would be only for main road, other plots will be acquired in broader area.

    Thanks for the reply. Here i want to clear one thing; the Southern Loop of the Ring Road was previously calculated 48-kilometres. Obviously, the current loop is shorter. I think it will pass through different place. Anyway, you are right the figure will be cleared when the real Map will come out. Do you have any estimated time for MAP unveil?

Rummors are everywhere that leaving the space next to the Jamia Mosque will be taken for the RR, I have plots in E-sector Iqbal block under the nursery/unposssed land yet by Bahria, I am just concern what would be the alternative allotment plan for those people who still didnt get the possession, will the current price comes under the nursery/not on ground plots area will be better in price if ajdusted anywhere else by the Bahria?

    1. Block DD between plots 101-122.
    2. Block CC between plots 167-186.
    3. Two plots in sector F but not developed yet.

        Golf View Residencia is not affected by Lahore Ring Road. I don’t know why Bahria Town management is not developing this project. Some people say they don’t have the clear land. Some say Malik Riaz want to play game. Different stories but no development.

        This non development is loosing the interest of investors as prices are at their lowest right now.

        From current speed, it seems that development will take 2 years or more. On the other hand, when Bahria decide that they want to develop Golf View, they can do it in months

            obviously yes… like in sector F they are trying to get the rates as low as possible to buy back extra files issued against which there was no land… its a common fraud in private societies.. dha always issues files against land.. they dont pay landlord any money but issue files against his land… so there is always land behind files while in bahria files are only piece of paper..they issue in huge amount,, create hype and when the dust settles they buy back in 60 percent rate

      There are so many people worried about their plots. I’ve mentioned earlier that we can’t say anything about exact location of Lahore Ring Road. These all guesses are based on earlier report of Govt. (which was again not published officially)

    LRR south loop Map is out… with proposed interchage at PAkistan medical society where it connects with bahria… i could not comprehend the exaCT location. it will pass through bahria between grand mosque and bilawal house on its way to multan road….its a good news i suppose as bahria is having an interchange in close vicinity…map is available at Punjab government website

    The people whose plot will come in Ring Road will only get Government rate, 100% of business man dont care about people in this situation, Bahria Town management will be no different. All the plots very close to the Ring Road will also be affected due to Extremly Loud noise of Motorway like road, all residential plots affected by this road noise will loose a lot of value. Commercial plots however will see a significant increase in price for them the close the better and very close to ring road interchange means huge increase in price for commercial plot. If Bahria Town is a good company they should convert may be up to 50 meters on both sides of a ring road to a commercial plots land but this will be impossible to do. But for sure noisy ring road will be a big negative for residential property or plot.

      It is confirmed. Ring Road is passing near BT Civic Center Commercial that is why work on Civic Commercial stopped temporarily. This info is shared by Bahria Head Office planning department.

            Usman, Thanks if you review the Google Eart 2015 edition then you will find the Tarru Gilla village which is one of the junction of LRR from that point you can figure out approx LRR route and how much far ir is from Bahria Golf or other points.

            Google earth will provide clear idea.

      My suggestion before starting you need to go to BAHRIA TOWN OFFICE and demand exact ring road map and second you need to go to Planning & Development Authority ( GOVT OF PUNJAB) and ask for ring road map than decide rather on rely on just incomplete news.

      Today Al-Falah office told us that Bahria Town has already paid the charges for gate of Golf View Residencia at Raiwind Road. According to office, development is in process. Well I don’t trust them fully… you know what I mean…

      I had contacted Construction Manager in Bahria Town Lahore, Development Department, and it was told to me that Bahria Town has already purchased 70% of the land, and they did it a while ago. I also contacted someone in Marketing Department and it was told that 70% of the land is also purchased, it was also told that they have all the land throughout starting from Nargis Block to Raiwind Road but there are many small patches in between which are not purchased yet. But both departments were telling that there is some uncertainty due to Ring Road and they are not clear from where it will go. I had contacted Estate Agent who had sold too many plots in Golf View Residencia and they were also telling the same thing about the purchase of land according to them it is 75% or more, the Estate Agent was telling that Ring Road will go along the Road of Beacon House University, which makes sense but this is all rumours, if the Ring Road comes here (as there are some other plans under discussion as well). I do not know if can trust all this but probably there is no option after all we have to trust Bahria Town who have sold these plots, if we can trust them ? At least the 70% land story is matching with whatever also villagers are saying in the concerned area. What I am concerned is that if they have 70% land then why there is no 70% development? could be due to uncertainty of ring road location?

      However it was told to me that the most concerned department will be Land Department in Bahria Town Lahore, Alfalah Building. I have already spent too much time in calling them and it is now like calling a government department, no one answers your call and forward your call to another department ? and if I dial for default operator the call is simply disconnected ? Please find the extension number of Land Department and Town Planning Department.

      Can someone else who actually own a plot with paid instalments can call this Land Department and tell us all what they say about that?

      Also can you please call the Town Planning Department and ask from some senior official, as lower staff is usually scared to disclose any information. Best thing would be to physically visit the office and ask from there.

      It was also told to me by the Development department that they are also waiting for cutting of some crops before taking possession of some land and the fast development will start after Eid which is nearly a month away, but still can we trust them? ?

      Now can someone please call these departments and update us here instead of just reading these forums ?

      Some Estate Agent has told me that Government has marked Ring Road in Sector E he was not sure if the marking is also done for Golf View Area, he was also talking about some other set of markings for some other totally different route option not going through Bahria Town at all, again going in the class of rumours, if someone can mark the location of these marking on Google maps satellite image if someone can find these marking in the area of Golf View, then probably we can work out which plots are going to be affected or how to whole scheme is going to be affected.

      I saw that Bahria Town has left almost 100 meters of land starting from Nargis Block along the road of Beacon House university, but probably this is not through out may be some 2-Kanal plots or 10-Marla plots will be affected but I cannot work out all this as I cannot map one-to-one directly the “Golf View Map” to the “Google Satellite Image”, so it is better not to spread any rumors unless the detailed Ring Road plan comes out.

      At the moment one problem is direct one-to-one mapping of Golf View Map to the Actual Land on Ground some areas of Northern Zone can be mapped, some areas of Southern Zone can be mapped as well but some areas of Southern Zone toward the Raiwind Road are difficult to map and it is difficult to map the boundary of this block towards that end on the actual Land on Ground.

    As per the LRR Map I have seen with marked lines, it is passing through starting area of GVR South and move towards north and I have shared with Bahria also to endorse the map or confirm that it is not passing through GVR. Response was, it is not passing through GVR. But its difficult to trust as I also got verbal confirmation only nothing in writing.

I do not understand this marking starting area of GVR and then going towards north? Something seems incorrect if the road goes like that then it will go in to Nargis Block and then in to Sector C which will be extremely costly for Government.

    Very Good detailed report Liaquat. However there is definitely something wrong as it;s not only land acquisition issue rather serious question mark on the creditbility of Bahria. Where is Green Valley and Civic Commercial. If they had not the land whey sold thousands of files. Bahria Town Lahore is absolutely going towards disasters. Moreover adding fuel to fire BT asking for instalements.

      It seems that Ring Road can also go from the middle of Golf Course in Golf View Residencia. It that happens Bahria Town will not go to disaster its the people who paid for plots will go to disaster unfortunately this is how it happens.

    ok…lets believe that Golf view is delayed bcoz of LRR, whats wrong with sector F?? sector F has no LRR issue… issue is just land acquisition as bahria has sold God knows how many files and now in trouble to acquire land to accomodate those files. now they are trying to reduce members by dirty tactics like mergers etc. there is a limit to greed but malik riaz has gone above that limit by overselling every project and then buy back memberships on half rates by mergers etc

      Wasim sab. sir I do not want to demean you. But it can be a very noisy and very polluted road, also you may face some vibration issues. In some countries they have made law that you can make home or school with in 500 feet of a Motorway or Highway.

            I think notice must have already been given to Bahria Town, as officially whole of the land of Bahria Town is registered to Bahria Town i.e. Bahria Town dont give registery to people infact they make their own documents on top for posession of plots etc.

    Regarding Golf View Residencia

    If Ring Road goes through the middle of Golf Course.

    If you will not pay instalments Bahria Town will most likely cancel your file, because in this case Bahria Town will like to cancel more files, because they will need to reduce the number of plots as much as possible. According to the schedule only 2 instalments are left to be paid. People who have paid instalments on time it will not make sense to not pay the remaining 2 instalments. People who have not paid any instalments and not paid too much own will probably loose maximum 20% after cancellation, people who have paid too much own but not paying instalments on time are taking risk. I am not a expert I can be wrong take advise from some sincere Estate Agent if you can find one ?

    You can still compare the price of this plot with the price of General Plot, for example the price of General Plot in sector F developed area is around 5 lakh per marla. Maximum what will happen is that Bahria will remove Golf Course in full. They can still accommodate all plots as they have still lot of land on both sides of ring road which was there for Golf Course. They can use this land to accommodate all plots and provide small parks.

    On the other hand this block will still have Two extra benefits it will get direct access from Raiwind road and also very close to the major Ring Road Interchange on Raiwind Road.

    Other general areas of Bahria Town where the price per marla have reached above 6 lakh per marla do not have any Golf Course and they do not have direct access to major roads like Raiwind Road or Ring Road.

    There will be one negative point as well, the Ring Road is a very noisy motorway, will cause vibration issues for some plots and polluted as well, the plots very close to the ring road will get negative impact due to that. The plots 100 meter away from ring road will be very expensive but it seems very hard now to maintain a distance of 100 meters on either side as there is not much area however there will still be some plots as it is also the biggest block of Bahria Town.

      Sorry some correction, It seems that this is going to be 120 meters wide ring road probably government will take additioanl 50 meters on either side so total will be 220 meter wide ring road land. Also Ring Road interchange on Raiwind Road will eat a lot of 10 Marla and Commercial Plots of Golf View Residencia. Bahria Town will definitely have to cancel many plots in Golf View Residencia, if this Route is taken for Ring Road.
      The block might require renaming and probably the words of Golf and View does not make any sense.

            Whome they ask for installments. I mean according to my assumption they add fine if someone does not pay installment this fine keeps on accumulating as long as the installment is not paid. Do they actually send letters to ask for the payment of installments, I assume after a certain time they cancel the file.

    These 2 maps match one to one. According to both these maps Ring Road is 120 meters wide and it is going from the middle of Golf Course in Golf View Residencia. There is additional 50 meters land on both sides so total is 220 meters. If you run 220 meters road on Golf Course it will take up almost whole of the land for Golf Course. Also the entry from Raiwind road for Golf Course is taken by ring road itself, although it will be above bridge in that part. Many commercial and 10 marla plots in the front will be taken by the Ring Road interchange on Raiwind road, IF THIS MAP IS TRUE.

      According to the above maps, Golf View Residencia is badly affected by the Ring Road. Almost whole of the land of Golf Course is taken up by the Ring Road, apart form that many plots will also come in the Ring Road. Almost all the plots in Golf View Residencia will be affected by the noise and pollution of the Ring Road. I do not know the source and truth of these maps but they are very detailed.

    they send notices to pay installments…i always got a notice for non payment on every installment of sectorf F plot even though i did make payments..when i asked them they said we send notices to everyone,,so if yu have already paid then just ignore the notice ?

        Very thoughtful debate is going on and i think as long as debate is lengthening the more people are feeling the heat as they have invested a lot of money i.e almost minimum of Rs.1.000 M own money only. Now why Bahria cancel the files whom installment have not been paid, they ( Bahria ) not even send a single notice to me. I m totally agreed with some one above that Bahria is collecting files from the market to cover for less land holding in GVR. By the way we people are also the culprit as in my openion 80% files are on only down payment, if, as early, we people pay the installments as early development may be started or speed up the development. Regards every one.

          Paying instalments will not change fate of Golf View Residencia, if Ring Road has to go through it, it will go through it. However when this happens it will be good for Bahria to cancel as many files possible and a file with just down payment is already not contributing much in financial value. But if you would have paid only booking fee then maximum you will loose is 20% but you have paid 10 lack that is 1 Million own, for you there is now only one way to get something back out of your own is to pay you instalments but warning even that is not guaranteed and you will also have to wait for long.

      If you are on the farthest end I mean very close to the them park then it will be fine, remember it was the area people were avoiding due to them park noise problems but now it will be comparatively better option as compared to living close of Ring Road. Note Ring Road is a motorway where cars drive too fast hence there noise is like a small aeroplane and because frequency of cars is extremely high on motorways it will be a constant noise. In some countries they have made law that you can not make a School or House with in 500 feet of motorway or highway.

    I am also owner of one plot on northern side of Golf view residencia lahore. I am really worried about all this situation. no clear words from anybody….its painful to wait without any news. there is conflcting info on the web like this website, zameen.com blog about golf view, hussain kaisrani blog, property blog. I suggest that all golf view investors unite and lets start protesting peacfully first on twitter by tagging malik riaz, i think each one of the effected person should send him tweet and ask him about golf, LRR and if there is no land why he is not developing golf? he is playing with our money. I don’t know whom to beleive or not. some say land purchased, some say no land. some say wait, some way its doomed. some say bahria is trying to create panic. atleast we can use the power of electronic media. malik riaz tries to clear his image on any question raised on twitter. i think some news anchor should tweet him about gvr, bahria greens and LRR issue and lets see if he is bothered or not? I am out of pakistan and this unable to visit their office so i thought this could be a good idea?

    There is a proverb in Urdu lohay ko loha katt-ta ha, right now MR under observation for his works by army chief. MR will never like to open one more pandora box after DHA valley Islamabad which he committed on TV to close by end of this year.

    Therefore if any one in Pakistan can solve the people problem that is GHQ and army chief. If army ican or will take interest in Lahore issues also then every thing can be solve.

      Ring Road is not the only factor for increasing the rates. Development of that society also matters. I haven’t visit Audit & Accounts for long time but it would be there low pace of development for having low rates over there.

    Hi Everyone
    I have a question from property gurus if someone can assist me in construction. I have a plot in sector F Ghaznavi Block. I would like to construct a home there for rental purpose. My question is should I construct the building before the completion of LRR or should I wait for the completion of LRR. Any suggestion would be appreciated

      Ghaznavi block is safe. You can go for construction over there. There is nothing to lose that way because Bahria has paid good amount for those houses who are coming under LRR.

      Bahria has paid for the houses. Not sure about the plots right now. Most probably Bahria will adjust those plots in any other sector
